Nice, breh. Just out of curiousity, have you ever been a landlord before? It can be fucking awful, be on top of your game when you rent that shit, breh. Not that you wouldn't be, but just saying from experience, I've had tenants I've literally considered flying across the country to *talk* to after they skipped out on me, but were stupid enough to leave forwarding addresses in places I had access to.

Me and my wife use to be Apartment Managers (Free rent) in a spot in SJ for about a year. I know the risk of getting a shit tenant. I know a good property manager I'm going to go through. She run background checks, contracts, first and last months rent, advertisement the whole yard. I'm near a military base, and I'm going to ask her to give preference to them because they get there housing allowance, and you always get paid.

Its fucking stressful though, I just keep telling myself 10 years from now I will be really happy I did this. Looking long term, helps settle my short term doubts of going under with massive school loans, and a dead beat tenant.
