I'm looking to buy a house within a year and wanna know what's the point of getting a real estate agent? Are they necessary these days? Ive always been under the impression that they find "just the right house" for you. But I hit up realtor.com and it lays everything out for me. So what are the benefits of getting a real estate agent? Don't they take a cut from the house profit? Why pay more money just to have someone tell you "yeah, this home is for you"?

Basically they do all the work for u, including paper work...A lot of paper work!!!! They do get a cut (a real nice chunk). Hope u have good credit and about 20% down payment of the house price (@ least that's is how much they want now a day's) They are being real strict with that right now cuz of all the bullshit that's happened. there is definetly pro's and con's with realestate agent's b/c some are only interested in the money and that's all they care about.

to me, the best benefit of an agent was cuz they can negotiate since they have the knowledge. getting the seller to pay for closing costs, negotiating prices due to comps in the area or things that might be wrong with tha house, allowances, etc. them finding "the right house" is only a small fraction of the benefits homie. like i told someone else on this site before, u don't wanna go play poker at the poker table if you have no knowledge. the agent would be the person to help you at the "table". after all, buying a house is like playing poker. u gotta call the sellers bluff. put in a bid. see if the seller will bite. u gotta kno wut leverage u got in your "hand" to be able to get the house. underbid, u might lose you "perfect" house, overbid, u might pay too much for your "pefect" house. fold.

99% of houses right now are bank owned or short sales, so it is almost impossible not to work with an agent. Your options are basically to go direct to the selling agent, which isn't always a good idea because they may take advantage of you, or find your own agent. The homes that are "For Sale By Owner" are almost all hella overpriced because they are trying to get more than they owe for them.

Realtor.com basically is designed for buyers to get a hold of a listing agent. Most of those listings are outdated. Like those mentioned above are some real great points as to why your better off going with an agent to represent you and only you. These are critical times right now in the real estate market so your more than likely to find knowledgeable agents that'll give you great service and advice into purchasing.

I suggest you start cleaning up any credit and boost up your fico scores, talk to several banks about loans and programs, they will more thank likely have a few agents in brokers who could help you make a smooth transaction.

Having to deal with other agents, escrow agents, inspectors, appraisers, loan agents, county assessors, on your own will more than likely drop the ball handling all these responsibilities that could cost you more on your end....

I own a home (not bank owned, I actually own it) and yes, let them do the work for you. Just watch out on the intrest and don't take out equity to be flashing on a whip with dubs etc etc...

^^^Im wondering the same thing my credit is messed up right now because I was 30 days late on one credit card and another was closed just because the payment bounced even though I was never late since I took care of it right away. My credit card balances are also too high so that is messing up my score but I am trying to pay them down and I don't use the cards anymore. Now that im working and done with college I want to start saving for a house so that I could buy soon or at least before the market starts to recover but who knows how long that will be.

anything above 700 or so is considered good...If u have 800 n something like my wife ur grrrreat! The higher the credit score the better the chances and the better interest rate offers.

fuck an agent..u will save 15,000 - 20,000 w/ out one..

im buying a house in december.. i would now , but it has an agent attatched to it right now and fuck putting money in they pocket for nada. the agent contract expires in dec with the home owner, thats when im finna jump into and put that $$$ saved into remodeling. i told the homeowner that ill give him a chunk instead of the agent if he holds it till december. he said he would unless some made a better offer than me. twas appraised at 750,000 2 yrs ago, only askin 350,000 on a 1/4 acre

But if its been with an agent that long and he hasn't sold it then it isn't worth that much anymore. I know a lady that bought a house here in the Southside in 2006 for $380,000 (she moved from LA because she thought it was a good deal). Now it's worth around $80,000.

they signed a 3 month deal w/ agent... dudes mom just died, he wants to get it off asap.. trust me its worth it still.. its in the country , with property. cant lose value specially when i remodel that shit.. if u bought ur house like 6 yrs ago u in good shape with value, its the cats that bought houses in the past 3 yrs thats lost money.. so if i buy now when its at its lowest peak its only gonna go up!!!

im cashing out all my stocks to buy a house cause i lost soo much money in the stocks cuzz they r hella low.... imm buy a house with that $$$ and sell it in 4-5 yrs get my money back i lost in the market fatser with property then stocks, according to my financial advisor

if u never got a house before find a Realtor who knows about the FHA, i got my house 6 months ago with no down payment and the FHA paid the closing cost. if you never owned a home before there are alot of government sponserd programs to help you get a house.
